Case Study: 10 MWp Solar PV Asset Transaction & Advisory

———————————

Location: Alentejo, Portugal

———————————

Overview RAVENCORD successfully facilitated the strategic acquisition of a 10 MWp Ready-to-Build (RTB) solar project in the Alentejo region. Our role spanned from pre-sale permitting optimization for the developer to securing a high-profile exit with a Northern European institutional investor.

Capacity: 10 MWp Solar Photovoltaic.

Transaction Timeline: 2.5 months from marketing to final sale.

Project Stage: Sold at RTB, advisory continued through to COD.

Buyer Profile: Top-tier Northern European Investment Firm.

1. Pre-Marketing & Permitting (Seller Side) Before bringing the project to market, we worked closely with the developer to ensure the asset was “investor-ready.”

  • Streamlined the Environmental Impact Assessment (EIA) process (locally known as DIA – Declaração de Impacte Ambiental).
  • Corrected administrative gaps in local permitting to ensure a seamless due diligence process.

2. Bridging the Technical Gap (Grid & Infrastructure) The project faced a significant hurdle: a complex connection route to the substation.

  • The Challenge: Negotiating Right-of-Way (Servidões) for the underground cable line across multiple private properties.
  • The Solution: We managed the technical coordination, ensuring the grid connection remained viable and cost-effective for the buyer.

Navigating the Portuguese energy market requires local expertise and linguistic precision.

Acted as the primary liaison with REN (Redes Energéticas Nacionais) for high-voltage connection protocols.

Provided full Portuguese language support and local regulatory consulting, bridging the gap between the seller and the international investor.

Despite the notoriously slow grid-approval climate in Portugal, Ravencord proactive management secured the Grid Connection Permit and finalized the transaction in record time.

“We didn’t just find a buyer; we balanced the interests of both parties by de-risking the technical infrastructure and ensuring the project reached the COD stage without delays.”

Case Study: Operational 6.8 MWp Agri-PV + Battery Storage (BESS)

———————————

Location: Southern Portugal

———————————

Overview RAVENCORD managed the full divestment of a high-performance, operational solar asset in Southern Portugal. Unlike standard PV plants, this project featured a dual-purpose design: Agri-PV integration and Integrated Battery Energy Storage System (BESS). We acted as the lead financial and technical advisor, bridging the gap between an exiting developer and a strategic long-term investor.

Capacity: 6.8 MWp (Solar PV) + 35% Storage Integration (BESS).

Status: Operational (Brownfield) Commissioned 3.5 years ago.

Design: Agri-PV configuration with panels elevated to 2.1 meters to allow continued agricultural activity.

Financial Performance: Highly efficient ROI with a 6.5-year payback period.

1. Valuation & Feasibility Analysis The project owner sought to liquidate the asset to re-invest in a larger-scale pipeline. We initiated the process by performing a deep-dive Financial Audit and Technical Feasibility Study to determine the current market value of the operational asset, considering the added value of the battery storage.

2. Strategic Matching & Marketing Leveraging our exclusive investor network, we identified a partner seeking “de-risked,” yield-generating assets. We presented a comprehensive investment case that highlighted the plant’s proven production history and the flexibility provided by the integrated BESS.

Operational Agri-PV plants with storage require specialized knowledge.

We verified the structural integrity and compliance of the 2.1m elevated mounting systems, ensuring they met both energy and agricultural regulatory standards.

We analyzed the Battery Charge/Discharge cycles and their impact on revenue optimization (arbitrage).

The transaction was completed successfully, providing the seller with the necessary capital for their next expansion while securing a high-yield, future-proof asset for the buyer.

“This project stands as a prime example of modern energy infrastructure. By managing the sale of a hybrid (PV + Storage) asset, Ravencord demonstrated its ability to value and trade complex, multi-functional energy systems.”

Technical File Note
  • Storage Ratio: BESS covers 35% of the total installed capacity, allowing for peak shaving and grid stabilization.
  • Land Use: 100% compliant with Portuguese Agri-PV regulations for dual-land use.
